FAQ
WHATS THE DIFFERENCE BETWEEN A PROPERTY INSPECTION AND AN APPRAISAL?
Plain and simple, a property inspection determines the condition of the home and an appraisal determines the value of the home.
HOW MUCH DOES IT COST?
Inspections start at CI$600 for up to 1,000 sqf depending on age of the property. Please contact us to obtain a quote for your property and discuss the extent of services you may require.
HOW LONG DOES A HOME INSPECTION TAKE?
For the average home, an inspection can take anywhere from 2-5 hours. This varies depending on:
-
How big the home is
-
How old the home is and the condition of the property
-
How accessible certain areas are
-
The number of systems in the home that need inspection
-
The weather (bad weather can affect the inspection)
-
How many questions you, the client, may have
DO I NEED TO BE THERE?
No, the inspection can be done independently once sufficient access is granted. However, being present for your inspection is helpful in that you’re able to ask any questions you may have while the inspection takes place.
WHAT’S INCLUDED?
The home inspector will closely inspect both the exterior and interior of the home. Outside, they’re looking for signs of water damage and structural issues affecting things like the roof or foundations. Inside, an inspector will look for plumbing and electrical issues, as well as HVAC problems.
The inspection does not comment on peeling paint, broken fixtures, and other cosmetic issues. The home inspection is only concerned with broken, defected, and hazardous issues around the home.
Specialized services for drone and thermal inspections are also available at an additional cost.
WHEN CAN I EXPECT THE REPORT?
Following your on-site inspection, the home inspector prepares a comprehensive report of their findings. It usually takes between 1 and 2 days to complete this report and return it to you, the client.
